Team Moran builds homes, buys and sells our own properties, and lists for clients in Lake Havasu and Williams. You get advice from people who’ve been on both sides of the closing table, and if you’re buying or selling from out of state, we stay your local people long after closing.
Same kind of buyer underneath both: someone buying a place they will not live in full time and cannot manage from 400 miles away. The reasons to buy are different, so I lay both out honestly, side by side.
South Havasu and the Havasu Foothills, including gated communities like Ladera South. Most buyers come from Southern California: Orange County, the Inland Empire, greater LA, San Diego, with Las Vegas, Scottsdale, and north Phoenix right behind. The pull is simple: winter on the water instead of a 115 degree Phoenix summer, a boat in the driveway, grandkids visiting in July, coffee on the deck.
Up in the pines near the Grand Canyon. The buyer here is almost always coming up from the Phoenix metro or Tucson to get out of the heat for the summer: cooler, greener, quieter. I have a second home here myself, so if this is where you are looking, I am not a stranger to it either.
New construction and homes I have built myself in Lake Havasu City, plus buildable lots and one home going up in Williams. Full details on the listings page.
I was a bartender and a banquet manager when my husband, a California broker at the time, told me he could see me selling real estate. I did not believe him at first. I got my Arizona license six months after our son was born, then went back to California to get licensed there too before our daughter came.
Since then I have bought my own home, sold it, bought again, and built houses on spec, more than once, using my own money and going through the loan process just like any other buyer. I am not telling you what to do from a script. I have stood on both sides of the closing table, as the agent and as the person with money on the line. That is the difference between someone who read about real estate and someone who has actually done it.

I will never make you feel pressured to buy or sell. It has to be right for you: your timing, your situation, not mine. Once you give me the go, I am all in to make it happen for you.
Owning a home hours away from where you live should not feel like a second job. Here is what I do, in plain terms, from the first call to years after you have the keys.
Before you look at a single house, I walk you through the Havasu market: price bands, what is overpriced, and what a fair number looks like right now.
I preview homes in person and shoot honest walkthroughs made for you, not the seller's marketing video, with real notes on condition and repair costs.
I pull comps like an investor, tell you what to offer and what to walk away from, and negotiate it.
Inspector, lender if you need one, and my vetted crew, backed by my husband Jose's general contractor license and trade contacts, ready so any work starts the day you get the keys.
I am still your local contact. I check on the place and run the crew for updates and repairs. The house never becomes a phone job.
Most of the buyers and sellers I work with are not local. They are watching this market from somewhere else, not sitting in Havasu, and that is completely normal. I understand that, and it is exactly why I am committed to taking the stress out of not being here.
A deal I worked went smoothly right up until two days before closing, when the buyer's gift funds fell through. I had taken the lender's word that everything was fine and never dug into where the money was actually coming from. The lender worked it out and the deal closed, but I own my part in it.
"I did not do my fiduciary duty for my clients to make sure a gifted item was fine. I took the word of the lender instead of checking it myself. If we never closed escrow, that could have been on me."
Now, even when paperwork says a down payment is a gift, I find out exactly where the money is coming from and get it verified before it ever gets near the closing table. That is not something I read in a training manual. That is something I learned by almost losing a deal.
This is one deal. I have been doing this for over 10 years, licensed in Arizona and California, and I have run a deliberate buy-and-sell plan on my own properties since I bought my first home 14 years ago. I build homes on spec through Moran AZ Homes, and right now I am marketing three homes and two building lots in Lake Havasu City, plus one under construction in Williams.
Lake Havasu City is where I live, invest, and know every corner of the market. I also spend time in Williams, where I have a second home, so if that is where you are looking, I am not a stranger to the area either. Anywhere else in Arizona, I would still love the chance to help. Through my referral network, I can connect you with a trusted local agent and stay in the loop the whole way.
Ask About a ReferralMost of my clients start exactly there. I handle the whole process remotely, with honest video walkthroughs, real numbers, and calls before you ever see a house in person. I have also bought, sold, and built homes in this market with my own money and my own loans, so you are not my first deal.
Yes. Most of the buyers and sellers I work with are not local. I preview homes in person, shoot honest walkthroughs, handle negotiations, and coordinate a vetted local crew for anything that needs to happen on the ground, so you do not need to fly in for every step.
I cannot promise you a number or a guaranteed return, and I will not pretend to. What I can do is walk you through the current price bands, what is overpriced right now, and what a fair number looks like, on a market read call before you look at a single house.
I have built and sold homes in this market with my own money and my own loans, so I read value like an investor, not just an agent. I also stay your resource after closing, checking on the property and running a vetted local crew, so owning here never turns into a second job.
You can, but most people who try it from out of state end up guessing at repair costs, missing what a fair price actually is, and having no one to call once something needs fixing. I read every deal like an investor and stay involved long after closing.
