South Havasu and the Havasu Foothills, including gated communities like Ladera South. The pull is simple: winter on the water instead of a 115 degree Phoenix summer, a boat in the driveway, grandkids visiting in July, coffee on the deck.

I was a bartender and a banquet manager when my husband, a California broker at the time, told me he could see me selling real estate. I did not believe him at first. I got my Arizona license six months after our son was born, then went back to California to get licensed there too before our daughter came.

Most of the buyers and sellers I work with are not local. They are watching this market from somewhere else, not sitting in Havasu, and that is completely normal. I understand that, and it is exactly why I am committed to taking the stress out of not being here.

A Real Story, Not a Sales Line

The Closing That Almost Fell Apart, and What I Changed Because of It

A deal I worked went smoothly right up until two days before closing, when the buyer's gift funds fell through. I had taken the lender's word that everything was fine and never dug into where the money was actually coming from. The lender worked it out and the deal closed, but I own my part in it.

"I did not do my fiduciary duty for my clients to make sure a gifted item was fine. I took the word of the lender instead of checking it myself. If we never closed escrow, that could have been on me."

Now, even when paperwork says a down payment is a gift, I find out exactly where the money is coming from and get it verified before it ever gets near the closing table. That is not something I read in a training manual. That is something I learned by almost losing a deal.

This is one deal. I have been doing this for over 10 years, licensed in Arizona and California, and I have run a deliberate buy-and-sell plan on my own properties since I bought my first home 14 years ago. I build homes on spec through Moran AZ Homes, and right now I am marketing three homes and two building lots in Lake Havasu City, plus one under construction in Williams.
